This project is located next door to a property our team built several years ago. This project was built using light gauge cold form steel framing with concrete upper floor slabs on steel joists and metal deck. The design by the engineers was using a Vulcraft Eco Span system which we converted to a standard bar joist and deck system by a different manufacturer. To reduce the schedule and cost we chose to use reconditioned soils in lieu of select fill under the slab. We held down the pad until such time all work under slab was complete and then finished the fill. This enabled the Subcontractors to work on grade with no excavation saving money and time. The building was finished with a mix of full size brick, thin stone and EFIS. The site had problematic soil conditions which required heavy foundations and extensive earthwork, an area that we are very familiar with and experienced in resolving, having faced them on the project next door. We developed recommendations that would maintain schedules and costs while providing Lowen Hospitality with a superior project. This project was built under a management agreement with J Wales by Mr. Morgan and Mr. Kellogg Mr. Morgan was the preconstruction manager handling all cost reduction reviews and budgeting working with the design team prior to construction and Mr. Kellogg handled all construction activities in the field.
